House Rules
By booking this reservation, you agree to the additional policies, terms, and conditions below.
RESERVATION AGREEMENT:
-Age Requirement: Must be 21+ to rent. Reservation will be declined if not met.
- Occupancy Limit: Adherence to the number of guests listed in the reservation is mandatory.
- Pets: No pets, except registered Service Animals with documentation. (Additional Cleaning Fees Apply)
- Check-In/Out: Times are 4 PM and 10 AM, respectively. Early/late requests subject to availability and fees.
GENERAL POLICIES:
- No Parties/Noise: Strict policy against parties and noise violations. Small gatherings within the number of guests stated in your booking are permitted, provided they adhere to all noise and parking regulations. Please note, guests are responsible for any damages incurred during their stay.
- Parking: Adhere to resort parking rules; violators may be towed. No street and on grass parking, our property fits comfortably up to 3 large SUV or minivans, plan accordingly. Two additional small sedans can park behind however may block the walkway is not preferable.
- Smoking:Prohibited inside or around the unit; designated areas within the community and outside only.
- Criminal Activity: Zero tolerance; leads to immediate termination without refund. This includes any misuse of the internet to download copyrighted material or unlawfully activity resulting on prosecution.
AMENITIES AND SERVICES:
- HOA Rules: Abide by all community and HOA rules, including trash and noise. (further details down below)
- Housekeeping: No daily service; additional service available for a fee.
- Internet/Cable: Provided but not guaranteed; no refunds for outages.
- Pool/Spa: Use at own risk; no refunds for heating equipment failure or temperature (some exclusions apply at sole host discretion)
FINANCIALS:
- Cancellation/Alteration: Strict Airbnb cancellation policy applies.
- Security Deposit: Fines and charges apply for damages or rule violations.
- Towels & Linens: Charges for unsalvageable items; not for outdoor use.
- Additional Services: Pool heat, grill rental, etc., available upon request for a fee.
SAFETY AND CONDUCT
- Quiet Hours: Observe resort quiet time after 10 PM.
- AC/Heating Guidelines: Settings to be within specified ranges. (72-78 AUTO MODE)
- Property Care: No rearranging or removing furnishings; guest(s) responsible for damages.
- Trash Management: Follow specified procedures; excess trash to be taken to dumpsters. Valet Trash Pick up is almost daily
LIABILITY
- Indemnification: Guests use property at their own risk and are responsible for their conduct and for the care of the property during their stay. Guest release Property Owner of all liabilities.
- Safety: Ensure children's supervision; Guest is responsible for personal safety and belongings of all.

GENERAL RULES:
Must be 21 Years of Age to rent this property. Please do not inquire if you are not at least 21 at the time of booking. Our insurance company mandates that the main guest on the reservation be at least 21 years of age or older. We will decline/cancel any reservation that does not meet these criteria.
The property shall not be used by more than the number of adults and children listed in your reservation. Maximum Occupancy. The number of people present at the Property may not exceed the maximum posted occupancy.
This property does not allow pets. This includes emotional support animals. Only registered Service Animals will be allowed and only when documentation is provided that the pet is registered with the guest's home state. Special allergic preventive treatment may be needed after checkout.
RESERVATION:
Check-in time is after 4 p.m. Check-out time is before 10 a.m. Upon request, early check-in or late check-out may be arranged based on availability, and an additional fee will apply. If the Guest does not depart the home by check-out time additional charges may apply to cover costs incurred by the Company, including but not limited to moving the incoming guest to another home or having to reschedule housekeeping staff.
The Host will not release the door code for the vacation rental until the reservation is paid in full.
The Guest shall not assign responsibility nor sublet to other parties without the Company's written consent.
By Florida state law, occupancy may not exceed what is posted. Maximum occupancy includes infants and children.
No pets are allowed in any vacation rental unless otherwise stated. Should an animal be brought into the home, an additional cleaning fee will be applied.
The Guest agrees to abide by all HOA association rules, including but not limited to all community signs, trash management, parking, and noise limitations.check-out
If, during the rental period, any law or ordinance is violated, any drug use occurs in or near the property, or the property is used for any immoral purpose, occupancy will be immediately terminated without refund.
Any refunds issued by the Company will be processed through the Guest's original payment method. No refunds will be given for late arrivals, early departures, or unused days of the reservation.
Nova Vacation homes are self-catering accommodations. Most managing partners will supply some small starter products, including hand soap, toilet paper, and trash bags. Additional supplies and replenishments are the responsibility of the Guest.
PARTIES:
The neighborhood enforces a strict no-parties/noise violation policy for all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined the security deposit.
Small events limited to the guests listed on your reservations are okay as long the events abide all the Noise and Parking policies and keep in mind that guests are liable for all or any damages resulting from the stay.
QUIET HOURS:
The resort has a 10 pm quiet time and we ask our guests to adhere to this policy. Please keep noise after 10 pm down to a minimum. Non-compliance with this policy could lead to immediate termination of the rental agreement with no refund provided.
Absolutely no parties allowed, no loud noise, and no extra people sleeping other than those agreed before booking.
PARKING
The resort only allows Cars and may not allow Boats, RVs, Motorcycles, or trailers to be parked or stored on the resort property at any time. If they find guests to have a Boat, RV, motorcycle, or Trailer they will tow it at the cost of the owner of the vehicle or trailer. Parking rules are set by the Resort HOA, it is out of our control.
Guests must follow the resort parking rules. It's the guest's responsibility to check the parking rule with the resort parking authority. The host is not responsible for the vehicle being towed because of a parking violation. No refund or reimbursement for these incidents.
No parking on any grass areas in any of the communities. Violators will be towed.
Failure to comply with any of the terms herein will, at the sole discretion of the Company, result in the immediate termination of occupancy without refund.
CANCELLATION / ALTERATION: In the event you want to cancel the reservation, We abide by the Strict cancellation Policy of Airbnb. In the event you want to alter or change the reservation It's subject to availability & there may be a difference in nightly rate due to different seasons but please note that we are not obliged to approve the request.
TOWELS & LINENS
Please be respectful of bed sheets and towels (normal wear & tear is expected). Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Unsalvageable linens/bath towels will incur a fee of $25/each. PLEASE DO NOT USE TOWELS PROVIDED IN THE UNIT FOR OTHER USE OUTSIDE OF THE HOUSE.
Towels, sheets, pillows, and blankets are not meant for outside use. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils, or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear, will be charged to the Guest. Moving to furnish inside, outside, or in the game room of the Premises is strictly forbidden.
Additional Supplies: Towels/wash cloth request is subject for approval some might result in additional fee for additional request of towels, Wash clothes, Sheets Blanket.
HOUSEKEEPING: Daily housekeeping service will not be provided and is not included in the daily rental rate (however cleaning services are available, upon request, and will incur an additional fee).
Cleaning services include the changing of bed linens/towels, vacuuming all carpeted areas, trash removal, cleaning the kitchen and bathroom(s), sweeping, mopping, appliance cleaning, etc.
Unless cleaning services are requested, guests will be provided with towels, linens, toilet paper, paper towels, shampoo, conditioner, soap, etc. as a one-time courtesy, however, no amenities will be replenished. It is the sole responsibility of guests to replenish these items and should, therefore, plan accordingly. We encourage guests to bring such items with them (including beach towels) and prohibit towels and linens from being removed from the property.
Guests are prohibited from flushing anything (other than toilet paper). No feminine products should be flushed at any time. Guests will be charged for damages to the septic system should unauthorized items be discovered.
CLEANING FEE: A one-time Cleaning Fee will be applied to all reservations, with prices varying according to the size of the property, and will be shown on the booking page.
NOTE: The cleaning does not include any cleanings during the stay and does not cover trash left on the property. We ask that all guests remove their trash at the time of departure and place it in the appropriate bins or dumpsters located on the property. If the property is not left in suitable condition, the guest understands and acknowledges that we will charge guests accordingly.
INTERNET/CABLE TV: Our Home offers guests free wireless internet access and cable television at all properties. If services become unavailable due to circumstances beyond our control, we will dispatch a technician to the property to attempt a repair; however, services are not guaranteed and will not constitute a refund of any kind or relocation to another property. While our goal is to provide continued service, we rely on the expertise of third-party vendors to maintain services.
All our properties are equipped with basic cable. We DO NOT offer pay-per-view channels or events. Guests ARE NOT authorized to charge any movies, pay-per-view channels, or events to any properties. In such an occurrence, guests WILL BE charged for all applicable fees.
All TV's are smart Roku TV and guest are able to connect to their favorite streaming apps using their own eligible accounts.
RIGHT TO ENTER: If necessary, the Owner or Agent or their designated vendors may enter the property in order to inspect or make necessary maintenance or requested repairs. Regular vendors to the property including, the pool, yard, and cleaning services shall be allowed to enter at normally scheduled times.
TRASH
For Trash Collection, it will be the HOA's responsibility to collect the Trash. We can request it from our Property manager to inform our HOA. If HOA failed to collect this will not warrant a refund since it is out of OUR Control. We will supply two trash bags upon check-in. The guest is required to purchase more trash bags from the store as needed. Every morning, please place all trash bags in the bin outside of the front door by 7 a.m. or do the prior night, Trash is picked up daily except for Sundays and Holidays. In the event, you missed the trash pickup, or if you have an excess of trash that cannot fit in the bin, please take the excess trash bags / bulk items to the nearest trash dumpster located in the main entrance to the community. We can provide the exact location of the nearest trash dumpster upon request.
We have pest control service in this home every Month but this is Florida if you leave the door or garage open! Bugs will come in!!! keep all doors closed 24/7. Ants, bugs are common in Florida. We are able to assist as long as you will allow our team to do treatment. We don't allow any refund or compensation regarding this though rest assured that Our home is always cleaned and inspected prior to the guest's check-in.
AIR CONDITIONING / HEATING: All properties are equipped with central heat & air conditioning. Guest agrees that Air conditioning shall not be set below 72 degrees and heat shall not be set above 78 and that the fan setting shall be "Auto". Doors and windows shall be closed when either heat or air conditioning is in operation. If the thermostat is set below 72 may cause the unit to condensate or shut down. Guests will be responsible for such repairs caused by extreme temperature settings.
There is no daily cleaning service on this Property.
Furnishings. Furnishings are subject to change without notice. Furniture, televisions, electronics, gaming equipment, bedding, linens, mattress, kitchen equipment, utensils, or any other property supplied with the Property must not be moved, taken out, or transferred out of the Property. Loss of these items as well as damage to the Property or furnishings will be charged to the guest.
There is Wear and Tear in the property no refunds will be provided for Wear and Tear.
No chargebacks will be levied against any payments made in settlement of the agreed rental made with a credit card transaction as deposit, balance, or full payment after the departure date
SMOKING
This unit is a Non-Smoking Unit. We allow smoking in the outside areas, such as the patios but guests are required to use a proper ashtray and not bowls, cups, or any other utensil from the property's kitchen. Anyone found to have smoked or vaped in the unit or left cigarette butts or ashes on outside areas will be charged a minimum $500 fee per room you smoked in.
Smoking is not permitted If there is any tobacco smell in the House after your departure, you will be charged a cleaning fee. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.
Criminal Activity Prohibited. Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the Property. This prohibition extends to the use of the Property's Internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity that occurred at the Property during your stay.
You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to us from police, neighbors, or neighborhood or homeowner associations.
Maintenance or Housekeeping Issues for shared amenities is out of our control, we can’t fix those for you there are not refunds for this.
Property Conditions. The Property is provided as is, and we are not responsible for the interoperability or unavailability of any amenities. You agree to contacting us using the contact information provided in your confirmation email, as soon as you notice any maintenance or housekeeping problem, or any potentially hazardous condition, at the Property, or if any incident occurs at the Property that is related to such a problem or condition. You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy. We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable. We may enter the Property at your invitation to remedy any problem you report, at reasonable times and with reasonable notice to inspect, maintain, or repair the Property, and to address any situation that we reasonably deem an emergency that threatens persons or property. You acknowledge that if the Property has access to amenities that are shared with other properties, such as a shared pool, hot tub, parking lot, or fitness center, the availability and condition of those amenities are outside of our. control.
ISSUES AND REFUNDS
The host will not compensate or refund any issues not reported within 8 hours after check-in. Guests must also allow the host and/or repairman access to the property to remedy any issue after the host has been notified. Guests must also allow entrance for regular maintenance. If a guest stays after the issue is remedied or addressed, there will be no further remuneration or refund.
FORGOTTEN ITEMS
We are more than happy to mail back forgotten items. There will be a fee to cover the cost of picking up and mailing the item. Please note that we are not responsible for the things that are being left on the property though rest assured that we will help to ship it back once found.
DELIVERY
BELLA VIDA HOA doesn’t allow package to be sent to your address during your stay, if order anything order at your own risk, or use the nearest collection hub if possible. But chances are that anything you need can be found at the conveniently located Walmart Super Center just around the corner from BELLA VIDA Resort, or one of the numerous shopping centers nearby.
SWIMMING POOL/SPA AND POOL HEATING
The owner and management do not accept responsibility in the event of injury or death caused as a result of the use of the pool. All children must be supervised at all times. Diving, horseplay, or running around the pool area is prohibited. Caution must be taken around wet areas. The owner cannot guarantee the water temperature in either the swimming pool or spa. The actual water temperature will vary with the ambient temperature, time of use, and prevailing weather conditions. In the unlikely event of any pool heating equipment failure, guests shall report to the Property Manager. The owner and Management will do everything in their power to rectify any problems as quickly as possible.
OPTIONAL SERVICE
Pack N Play: We only include one Full Size Stand alone Crib, if need another one please feel free to rent from us which will be provided per your request.
BBQ Grill Should be requested 1 week prior to the arrival and it will be provided once you request it.
Pool Heater:
Pool/Spa heat is an optional amenity that is an additional cost to the reservation.
Pool heat will be turned on ONLY IF you requested a prepaid pool heating fee. Please order at least 3 days prior to the check-in date.
Pool/Spa heat must be purchased for the duration of your stay
When pool/spa heat is requested by the Guest for their reservation, the heater is turned on 24 hours prior to the Guest's check-in date, and runs for approximately 8 hours per day.
Pool/spa heaters operate on a timer that is set to come on in the morning and go off in the evening
The pool heater works through HEAT EXCHANGE and might not function if the outside temperature is below 55F." If the outside temperature is below 55F and the pool heater does not work, guests can request to turn off the pool heater and we will refund the pool heater fee.
If pool heat was included complimentary in your reservation, no refund will be offered.
During cooler weather, pool heaters may struggle to keep the water temperature above 80 degrees. This does not constitute equipment failure and no refund shall be given.
Please note that the pools are serviced by a pool cleaning company prior to your arrival plus ongoing scheduled pool cleaning services.
SECURITY & SAFETY RISKS
Always lock doors and windows when you leave the vacation rental! When you rent the vacation rental, you assume responsibility for it and its contents, as well as your personal property. We do not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazards except citronella candles in buckets outside or supplied emergency candles in case of a power outage.
INDEMNIFICATION & HOLD HARMLESS
While property owners strive to maintain vacation properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk. Property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of the said guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and BBQs) furnishings, and/or other equipment, whether, by malfunction, misuse, acts of god/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents. Property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold harmless and indemnify Property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including the cost of defense, arising out of or in any way connected with the guest(s) use of the property. Any guest who violates any law or ordinance will immediately terminate occupancy without a refund.
PLEASE NOTE: This home can possibly have noticeable wear and tear from frequent use and the furniture can start to age. Worn/stained carpets, faded curtains, missing blinds and minor scuffs and scrapes on the walls, etc. Please keep an open mind while vacationing. No refunds will be given. Should any major equipment or appliance require attention, we will work to fix all issues as soon as possible during normal business hours, however, we cannot issue refunds or make price adjustments. There will be no refunds due to weather problems, early check-out, and interruption of any service due to maintenance problems that arise before or after guests' reservations. In case of incidents beyond our control, severe damage, or sale of the property, Host reserves the right to substitute the property to a similar or superior accommodation near the original one without further liability. Unfortunately, we cannot predict construction activities near our properties. We may not be able to notify the guests prior to arrival. There will be no refunds due to construction or renovation activity around the rental property. There will be no refunds for internet or cable outages in the area that we do not have control over. Resorts are not managed by Property Owners and any interruption in services by the resort such as clubhouse amenities and access is not the responsibility of Property Owners. No refunds will be given for this reason. When a guest checks out, the unit will be inspected by a member of the staff. If any damage not previously reported is found, the cost to fix or replace the damaged part shall be billed through the guest booking channel.
We reserve the right to refuse accommodation or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your reservation at our discretion without refund if you continue to harass/verbally abuse our staff.
